An Insider's Perspective

What Sandpiper Bay is Really Like — And Why You Should Consider It

Most people drive past Sandpiper Bay without knowing what's behind the tree lines and winding roads. I live here. Let me show you what they're missing.

My Story
Why I Chose Sandpiper Bay
I didn't just sell homes here — I planted roots here.

When I was searching for my own home in Port St. Lucie, I toured communities across the entire area. Beautiful neighborhoods, manicured streets, perfectly identical houses. And then I drove into Sandpiper Bay.

What struck me immediately was that no two homes looked alike. Oversized lots tucked behind mature trees. Properties with real character — not the kind manufactured by a developer's blueprint. You could feel that people had lived here, loved here, and built something personal.

Then there's the location. Tucked in the southeastern corner of Port St. Lucie, Sandpiper Bay sits closer to the beaches than virtually any other PSL community. Stuart and Jensen Beach are minutes away. The St. Lucie River winds through the area offering boating, fishing, and some of the most stunning evening skies I've ever seen from a backyard.

I chose Sandpiper Bay because it felt like Florida the way Florida used to feel — spacious, natural, private, and genuinely beautiful. I've never looked back.

The Lifestyle
Six Reasons Sandpiper Bay Stands Apart
This isn't a talking points list. These are the things I notice every single day as a resident.
Boating & Water Access
Direct access to the St. Lucie River and the Indian River Lagoon puts world-class fishing and boating practically at your doorstep. Many homes have private docks or are a short ride to public launches.
Golf Without the Crowds
The Sandpiper Bay Golf Club offers a relaxed, classic Florida golf experience. No tee-time battles, no overcrowded courses — just beautiful fairways and friendly faces who actually live nearby.
🦅
Nature & Wildlife
Osprey, manatees, roseate spoonbills, and river otters aren't attractions here — they're neighbors. The natural Florida landscape is preserved throughout the community in a way that newer developments simply can't replicate.
🛤️
Quiet, Private Streets
Sandpiper Bay is not a cut-through community. The winding roads and mature canopy create a sense of arrival every time you come home. It's noticeably quieter and more private than comparable PSL neighborhoods.
🏡
Non-Cookie Cutter Homes
Oversized lots, custom architecture, and decades of individual personality mean every home here tells a different story. If you want a home that stands out — not one that blends in — this is your neighborhood.
🌊
Best Beach Proximity in PSL
Situated in SE Port St. Lucie, you're closer to Stuart Beach, Jensen Beach, and Hutchinson Island than residents in Tradition, PGA Village, or Torino. That 10–15 minute difference adds up every single weekend.

Location Advantage
You're Closer Than You Think
SE Port St. Lucie puts you in easy reach of everything that makes the Treasure Coast worth living on.

Is This Your Community?
Who Thrives in Sandpiper Bay
Not every community is right for every buyer. Here's who I've seen fall in love with Sandpiper Bay — and why.
✈️
Relocating from Up North
You want real Florida — not a mass-produced suburb. Sandpiper Bay's mature landscape, water access, and non-identical homes feel like the Florida you dreamed about.
⬆️
Upsizing Within PSL
Already in Port St. Lucie and ready for more space, more character, and a better location? Sandpiper Bay is where PSL buyers graduate to.
👨‍👩‍👧
Families
Bigger lots mean real yards. Quiet streets mean kids can actually play outside. And proximity to top-rated Martin County schools is a bonus many don't realize until they look at the map.
💻
Remote Workers & Professionals
Work from home with a view of the river or the preserve. Sandpiper Bay offers the space and serenity that makes remote work feel like a lifestyle upgrade, not just a commute swap.
🌅
Retirees & 55+
Golf, boating, nature walks, and a close-knit neighborhood without feeling like a resort campus. Sandpiper Bay offers Florida retirement with genuine community — and no mandatory social calendars.

Insider Tips
Local Secrets Only a Resident Would Know
These are the things I tell every buyer who seriously considers Sandpiper Bay.
01
The Sunsets on the St. Lucie River Are Unreal
Residents with western-facing water views get a nightly light show that honestly never gets old. Even if your home isn't directly on the water, community access points let you experience it. Bring a drink. You'll thank me later.
02
The Lots Are a Hidden Advantage
Many Sandpiper Bay lots are significantly larger than what you'll find in newer PSL communities at the same price point. That means room for a pool, a boat lift, a garage workshop, or just the buffer of green space that makes a home feel like a retreat.
03
Kids Actually Play Outside Here
The streets in Sandpiper Bay are quiet — genuinely quiet. Not "quiet for Florida" quiet. Because the roads wind through the community without connecting to busy thoroughfares, cut-through traffic is virtually nonexistent. Kids ride bikes, shoot hoops in driveways, and roam the block in a way that feels like a different era. If you've been living somewhere where you wouldn't let your kids play out front, Sandpiper Bay will be a revelation. St. Lucie County schools are zoned by address — ask me which schools serve your specific street.
04
The Neighborhood Has Real Character — and Real Neighbors
Unlike master-planned communities where everyone moves in at the same time and nobody knows each other, Sandpiper Bay has a mix of long-term residents and newer families. People wave. People know each other's names. That's increasingly rare in South Florida.
05
Manatee Sightings Are a Normal Tuesday
I'm not exaggerating. Manatees, dolphins, and a spectacular variety of coastal birds are regular visitors. If you're moving from up north, prepare to spend a lot of time standing on your dock or seawall with your mouth open.
"
Sandpiper Bay isn't the neighborhood everyone talks about — it's the one they wish they'd found sooner. I found it, I chose it, and every single day I'm reminded why.

Nettles Island: Where Every Day Feels Like a Vacation

Neighborhood Guide by Cathy | Cathy Sells Paradise | Jensen Beach, FL

Hutchinson Island · Gated Community · Ocean to River Living

I don't just sell homes on Nettles Island. I live here.

That matters more than you might think. When I tell you that this community is something truly special, I'm not reading from a brochure or quoting a listing sheet. I'm telling you what I see every single morning when I walk outside — the Indian River catching the light, the sound of the ocean just across A1A, my dogs happy, my family rooted, and neighbors who have become friends for life.

Nettles Island is one of the most unique communities on Florida's Treasure Coast, and in my experience as a local real estate advisor, there is simply nowhere else quite like it. Let me show you why.

What is Nettles Island?

Nettles Island is a gated, resort-style community located on South Hutchinson Island in Jensen Beach, Florida — sitting beautifully between the Atlantic Ocean to the east and the Indian River Lagoon to the west. That ocean-to-river setting is not just a selling point. It is the defining feature of daily life here.

What began as a campground in the late 1960s has evolved over more than 40 acres into a thriving community of custom homes, mobile homes, manufactured homes, Key West-style homes built on stilts, and RVs — with 1,578 properties in total, connected to A1A by Nettles Boulevard.

Today, Nettles Island is enjoyed by generations — with over 1,578 lot owners who are full-time residents, part-timers, seasonal snowbirds, or investors renting to visitors. The mix creates something rare in Florida real estate: a community with genuine soul, history, and heart.

This is not a cookie-cutter subdivision. Every street has personality. Every neighbor has a story. And the amenities? They rival resorts charging five times the price to stay here.

The lifestyle: ocean to river, sunrise to sunset

Living on Nettles Island means waking up to a choice most people only dream about. Do you want your toes in the Atlantic this morning, or a quiet cup of coffee overlooking the Indian River? On most days, you can do both before noon.

Nettles Island is an ocean-to-river, five-star resort community located on beautiful Hutchinson Island, across the street from the Atlantic Ocean and surrounded by the Indian River. The private beach access across A1A is exclusively for residents — no crowds, no parking nightmares, just your beach.

Socializing is an important part of everyday life here, especially during the winter months, and residents are genuinely proud of their community spirit and recycling efforts. This is not a place where people wave from their driveways and disappear inside. People here know each other. They look out for each other. They show up.

And the wildlife? It is extraordinary. The Indian River Lagoon is one of the most biodiverse estuaries in North America. Manatees drift past the marina. Dolphins follow the boats. Sea turtles nest on the Atlantic shore steps from your front door from March through October. If you love nature, you have found your place.

Amenities that put resorts to shame

Nettles Island amenities include a clubhouse, swimming pool, spa and hot tub, cabana, a state-of-the-art fitness center, game room, billiards room, hobby room, business center, and a library.

Sports facilities include a putting green, tennis courts, pickleball courts, bocce ball, basketball court, and shuffleboard. There is also a playground as well as walking and jogging trails.

The private marina offers a grocery market serving fresh sandwiches and pizza, a hair salon, a boutique, and a Key West-style restaurant.

Here is the full picture of what life includes here:

  • Private Atlantic Ocean beach access exclusively for residents
  • Two junior Olympic-size heated pools — one on the ocean side

  • Yoga classes, art workshops, and holiday celebrations
  • Planned activities and community events throughout the year
  • On-site restaurant, boutique, hair salon, and grocery market

Practical living

  • 24/7 gated security

  • HOA covers common area maintenance, grounds, pool, security, property insurance, water, trash, sewer, pest control, cable TV, and internet

The homes: affordable paradise with real variety

One of the things that surprises people most about Nettles Island is the range of options available. This is not a community where you need a million-dollar budget to belong.

Nettles Island is a community of single-family homes and condos in Jensen Beach, Florida, with a range of options priced between $138,000 and $775,000.

The community features an interesting variety of home styles — custom homes, mobile homes, manufactured homes, Key West-style homes built on stilts, and RVs — reflecting the diverse, unpretentious character of the community itself.

What the market looks like right now:

  • Average asking price (past year): approximately $399,894
  • Average selling price: approximately $381,460
  • List-to-sell price ratio: a healthy 95%, at approximately $349 per square foot
  • Average days on market: 72 days
  • HOA fees range from $266 to $360 per month, covering an exceptional range of services including common area maintenance, grounds, pool, security, property insurance, water, trash removal, sewer, pest control, cable TV, internet, and recreation facilities

Whether you are looking for a vacation home, a full-time residence, a retirement retreat, or an investment property with strong rental demand, Nettles Island delivers remarkable value for what you get.

"When people see what their money buys here — the beach, the river, the amenities, the community — they always say the same thing: 'Why didn't I do this sooner?'"

Just outside your gates: the best of the Treasure Coast

Nettles Island sits in one of the most convenient locations on Hutchinson Island. Everything you need is close, and nothing feels rushed.

Minutes from your front door:

  • Downtown Jensen Beach (Jammin' Jensen every Thursday night)
  • Conchy Joe's waterfront restaurant and live music landmark
  • Shuckers Restaurant — practically on your doorstep
  • Florida Oceanographic Coastal Center (6 miles)
  • Stuart's vibrant waterfront, Riverwalk, and dining scene (6 miles)
  • Treasure Coast Square for shopping (4 miles)
  • Savannas Preserve State Park (10 miles)
  • Indian Riverside Park (7 miles)
  • St. Lucie Inlet State Park (2 miles)
  • Sailfish Splash Waterpark (8 miles)

Airports:

  • Vero Beach Regional Airport (VRB): 28 miles
  • Palm Beach International Airport (PBI): 42 miles

You are in paradise — and you are still connected to everything.

Who calls Nettles Island home?

One of my favorite things about this community is that it truly does not have a "type." Nettles Island is an interesting enclave of snowbirds, native Floridians, new Floridians, wannabe Floridians, and vacationers who found this place by luck and could never give it up.

You will find retired couples who spend winters here and summers up north. Families with young kids who made the leap and never looked back. Remote workers who realized they could do their job from paradise just as easily as anywhere else. Investors who rent their properties when they are not here and enjoy steady, year-round demand. And full-time residents like me, who simply fell in love and stayed.

The community is pet-friendly (with some breed restrictions), welcoming, and genuinely warm. Your neighbors are not just people who happen to live nearby. On Nettles Island, they become part of your story.

Is Nettles Island right for you?

Nettles Island is a wonderful fit if you are looking for:

  • A primary residence with a resort lifestyle built right in
  • A vacation home that generates rental income when you are not there
  • A retirement destination with activity, community, and beauty in equal measure
  • An investment property in a high-demand, gated beach community
  • An entry point into Treasure Coast real estate at a price that still makes sense

It may not be the right fit if you need a large square footage home — most properties here are modest in size, which is actually part of the charm. Life here happens outside, on the water, at the clubhouse, and on the beach. The home is where you sleep. Paradise is where you live.

Ready to explore Nettles Island?

As a resident and a real estate advisor, I know this community from the inside out. I know which lots have the best river views. I know which streets feel the most private. I know the questions to ask and the things to look for that only a neighbor would know.

If Nettles Island sounds like your kind of paradise — or if you already own here and are thinking about selling — I would love to be your guide.

Not just your agent. Your neighbor.
