Let me be straight with you — I'm not trying to sell you anything. I'm just someone who chose to plant roots on Nettles Island, and like any relationship worth having, it's complicated. There are days I walk out my door, feel the ocean breeze, and think I can't believe I get to live here. And there are other days when I'm navigating HOA paperwork and thinking… okay, paradise has paperwork. Here's the full, honest picture.


The Good Stuff (And There's a Lot of It)

It Genuinely Feels Like a Permanent Vacation

Living on Nettles Island is like being on a permanent vacation. That's not just a tagline — it's kind of just... true. This community on Hutchinson Island has been enjoyed by generations for over half a century, with 1,578 lot owners who are full-time, part-time, seasonal, or rent their properties to visitors. The HOA Is… An HOA

The rules and regulations are strict and non-negotiable.  They have opinions about your lawn, your exterior, and your holiday decorations. If you're a "do whatever I want with my property" person, this will be an adjustment. If you appreciate a consistently well-kept neighborhood — you'll come to love it.

The Security Gate: Great Concept, Variable Execution

The gated entrance is genuinely good for safety and privacy. But some guests have noted that security personnel can come across as grumpy or rude during entry procedures, which can detract from first impressions. Give your visitors a heads-up to be patient and have their ID ready.

It Skews Older — Beautifully So, But Worth Knowing

The median age on Nettles Island is 58, with about 37% of residents aged 65 or older. This is a peaceful, established community. If you're craving a young-professional scene or a neighborhood buzzing with school-age kids, look elsewhere. But if you value unhurried mornings, people who genuinely have time for each other, and a community where conversations last longer than 30 seconds — this is exactly the vibe.

Cozy Lots

The development includes close to 1,300 lots ranging from trailer pads to updated concrete block homes on a mostly man-made island jutting into the Indian River. The lots aren't sprawling. But when your backyard is essentially the Atlantic Ocean and the Indian River, it's easier to let go of the idea that you need a huge yard.

Hurricane Season Is Real

This is coastal Florida, nestled between the ocean and the river. It is spectacular — and it means hurricane season from June through November deserves your full respect and preparation. Flood insurance, a solid plan, and a weather app on your phone are non-negotiable parts of island life.


The Bottom Line

Nettles Island isn't for everyone — and that's honestly part of what makes it special. When you combine the Atlantic Ocean steps from your door, a full-time activities director keeping community life rich and full, 40+ clubs, resort-caliber amenities, and neighbors who actually become friends — you get something rare.
